Thousand Islands Park Maintenance Building

Aubertine and Currier was contracted by Thousand Islands Park Corporation to complete the design and construction documents for a new 60’ by 150’ (9,000 sf) maintenance building. The Thousand Islands Park on Wellesley Island was established over 100 years ago as a family-oriented haven of tranquility and thoughtful contemplation. Over the years, the Park has evolved into a model summer community offering its residents the acceptance of diverse interests, activities and life-styles.

The Maintenance building includes spaces for equipment storage, cold storage areas as well as a wood shop, brake room and a restroom for workers. Concrete pads were also designed outside the building for dumpsters and propane storage tanks. The building is located in the northeast corner of T.I. Park property.

Civil/Site Engineering services included the preparation of site, grading and utility plans for submission to the Town of Orleans Planning and Zoning Boards for review and approval. Preparation and presentation of an Environment Assessment Form and other application forms for variances to the Planning and Zoning Boards. A pump station with associated connection to the Town’s sanitary sewer system was designed in accordance with the Towns requirements, as the grinder pump station was dedicated to the town.

Architectural services included the development of schematic design plans and construction documents. Schematic design included a conceptual sketch of the site plan, floor plans and exterior elevations. Design development plans included such items as a New York State Building Codes evaluation and Americans with Disabilities review to ensure that the building is in compliance with both, reviews with the owner, and collection of geotechnical data for foundation design. Construction documents included the development of dimensioned floor plans, exterior elevations, wall sections and building sections, door and window schedule and details, foundation plan and details, electrical plan including lighting and power plans, schedules and detail and plumbing plans.

Aubertine and Currier solicited contractors through an invited bid process. Bidding services included the distribution of construction documents to contractors, written addenda and interpretations and clarifications on the drawings and specifications for the contractors, collection of bids and assist the owner with the selection of the most qualified bidder, and development of the final owner/contractor agreement.
