Watertown Industrial Center

WICLDC acquired the former NY Airbrake and Industrial site following the Brownfield site cleanup and remediation. The property is currently managed as the Watertown Industrial Center for Business and Industry (WIC), and is made up of four buildings containing more than 175,000 sf of leasable commercial, office, warehouse, and industrial space.

Aubertine and Currier has completed 45 projects for the WIC since 2001. Typical projects have included the rehabilitation of the aging industrial buildings and the renovation of tenant space. A&C was responsible for:

Building ‘B’ Exterior Restoration

The scope of work included building demolition of 60,000 sf at the rear of building “B”, and the rehabilitation of the remaining 60,000 sf. The renovation consisted of stripping the existing roof down to deck and replaced it with rigid insulation and EPDM roof system. The glass curtain walls were removed and in-filled with metal studs, insulation and metal siding to match existing. The exterior work also included masonry work and overhead doors installation.

Tenant Space Renovations

A&C was responsible for field verification, preparation of Architectural, Structural, Mechanical, Electrical, and Plumbing design, and complete code review. Several of the prospective tenant’s uses required variances from the State Building Codes due to their type of use and those of other tenants through the existing structure. These often included the completion of Variance Applications and attending the Variance Hearings. The project scope included working with New York State Department of Building Codes Regional Director to provide reasonable modifications to the Non-Conforming Building, in an effort to achieve a Written Variance for present and future use.

Administration Offices and Common Area Addition

The WIC administrative offices were housed with building A. This area also contained several small business (<1,500 sf) tenant spaces with a central common area. A&C completed project planning and design to renovate the common area and expand the building to accommodate additional administrative office space and meeting area. Design included the preparation of design Plans, Specifications, Bid Documents, and Construction Administration and Inspection. The scope of this project was to provide a new 720 sf addition on the East side of the existing offices, within the existing courtyard. Construction consisted of concrete footings with masonry frost walls, concrete slabs, wood studs, metal siding, wood trusses and 30 year asphalt shingles. Insulated windows and exterior/interior doors were also provided. Interior work included vinyl composite tile, gypsum board, insulation and electrical outlets.
