Watertown Housing Authority Maywood Terrace Community Center Roof Replacement

As part of a term contract for Architecture and Engineering Services with the Watertown Housing Authority (WHA), Aubertine and Currier (A&C) provided Architectural and Structural Engineering, Design Services associated with the replacement of the roof at the WHA Maywood Terrace Community Center in Watertown, NY. The scope of work included:
·The removal of the existing ballasted EPDM roofing including insulation down to the existing concrete roof deck.
·A new roof over the boiler room designed with tapered roof insulation and fully adhered EPDM roofing.
·Evaluation of sloped roofs for proper ventilation.
·Replacement of exposed fastener steel roofing with new standing seam metal roofing.
Architectural and Structural Design services involved the evaluation of the original design documents along with all other (Owner provided) evaluations and reports, the completion of field investigative research to determine the best solution to replacing the existing EPDM and metal roofs, and review of the NYS Building Code as it related to the WHA roof project. The underside of the existing deck was verified to determine if the steel was installed level or pitched, As-Built Drawings were completed of existing roof, and Final drawings were provided which included:
·Site layout (indicating roof access and staging areas).
·Roof plan with roof furniture and drains indicated.
·Provision of details and specifications for new roof.
·Provision of details of new and replacement roof drains along with associated piping.
A&C fulfilled Bidding Services for the WHA throughout the bidding process in the form of preparation of required construction documents and distribution to Contractors, assistance with the advertising (public) bid process, managing the bidding process, Pre-Bid Walk Through, collection and review of bids, and lending assistance to the WHA and Selected Contractor during the award and contract signing. Construction Administration Services throughout the duration of construction was provided in the form of:
·Reviewed Scope of Work with apparent low bidder.
·Provision of written recommendation to Owner for award of contract.
·Reviewed and certified Contractor’s schedule of values.
·Conducted Pre-Construction Meeting (at Site) with Owner and Contractor.
·Reviewed all shop drawing submittals.
·Confirmed construction conformed with the contract documents.
·Provided job clarification and field directives.
·Reviewed any requests for change orders with Owner prior to contractor proceeding with work.
·Performed weekly site inspections with field reports.
·Assembled and maintained the construction schedule and budget.
·Reviewed Certificates for Payment and authorized payment for work completed less retainage.
·Reviewed close out paperwork including Substantial Completion, Release of Liens, and Warranty information.
·Performed Final Inspection with representative from manufacturer to assure warranty.
