Jefferson Lewis - Boards of Cooperative Educational Services (BOCES) Administration Building

In 2009, Aubertine and Currier conducted a building Condition Needs Assessment (CNA) of the existing campus buildings that included the energy efficiency of the lighting and mechanical systems. Following the CNA, it was determined that there were significant shortfalls with the existing 32,200 sf Administration Building on the Campus. The staff in the Administration building manage the operations of the Bohlen Technical Center, Alternative Center for Educational Services (ACES), Regional Special Education Technical Assistance Support Center (RES-RASC), Jeff-Lewis Teacher Center, and Adult and Continuing Education programs. The existing Administration building was comprised of multiple buildings, additions and renovations that were combined over a number of years. The facility no longer had the necessary space, was functionally deficient for the staff and students utilizing the facility, and inefficient to operate.

In 2010, Aubertine and Currier completed design plans for an 8,600 sf addition, replacement of the mechanical systems, expansion of site parking, and water and gas utility extensions. The design included additions to three wings of the building. The main 6,800 sf addition included a new 2-story atrium lobby to centralize the access to the various wings of the building, 4 conference rooms for district wide staff, teacher and student training and testing rooms, offices, storage, prep kitchen, and mechanical rooms. An 800 sf addition was designed to house four offices within the north wing. A 1,000 sf addition to the west wing provided a board room and connection of office wings. The additions allowed for better space utilization and increased natural lighting within the existing building.

The proposed addition was designed utilizing LEED Green Building Principles to include a super-insulated building envelope, durable and low maintenance materials and engineered structural components. The design incorporated the creation of a central entry to the building with exterior stairs and handicap access ramp into the new atrium to provide improved access, maintenance and personal safety. The state of the art instruction rooms will offer a comfortable and modern classroom setting, as well as include capabilities to connect for long distance learning. The Architect worked with NYSERDA on energy modeling to plan and implement proven systems to save the owner operating costs. Mechanical systems serving the existing facility were consolidated, replaced and modernized.

Site improvements included an expansion to the parking area to facilitate the centralized main entry and provide accessible parking spaces. The site’s water main was extended to provide fire protection and domestic water service capabilities to the building expansion. Natural gas service was extended and upgraded to the project site.
