The Clayton Yacht House

Aubertine and Currier was responsible for architectural, structural engineering, and civil engineering design for the Clayton Yacht House. The 18,000 sf three-story building was constructed on a vacant lot within the Village of Clayton. The mixed-use building includes a space for a restaurant, multiple retail spaces, and ten condominium spaces. The building is fully handicap accessible with access from the sidewalk at the street level and from the public river walk at the back of the building, and an interior elevator. The elevator design specifications were based on Federal Emergency Management Agency Guidelines due to the construction site being below the flood plain elevation. The exterior is designed in a classical style to compliment the historical nature of downtown Clayton. Due to the complex nature of the site needing access from multiple elevations, the ground floor is split into two levels with retail spaces having a street level presence and the lower restaurant having a river walk presence. A mezzanine for service spaces fills in some of the area in the double height space towards the river. The project features a large terrace with restaurant seating overlooking the Thousand Islands and St. Lawrence Seaway.

The residential levels will feature one bedroom condominiums with open floor plans and balconies. Most of the units will have a view of the St. Lawrence River, while the others will overlook historic downtown Clayton. Aubertine and Currier’s civil engineering department designed and developed the grading and utility layout for the site. The commercial site development design included the building to be connected to municipal water and sewer. Aubertine and Currier’s survey department performed construction layout services for the building which included the verification of the existing control and setting of new control for the site. Sheet pile sea wall layout and pier foundation layout for the site was also completed. The project was significantly funded by an Empire State Development grant of $1,000,000.
